
We allow most pets. Breed restrictions for dogs include: Chow-Chow, Rottweiler, American Pit Bull Terrier, American Staffordshire Terrier, Bull Terrier, Staffordshire Terrier, and American Bulldog.

In order to tour an apartment home within our community, you must provide valid photo identification or driver’s license in order to conduct the tour and be able to view an available apartment home and/or model home.
There is a minimum income requirement, but no maximum. We require 2 ½ times the monthly rent for the apartment home being applied for. We have credit screening approvals for the standard deposits, half month’s rent deposit and full-month’s rent deposit.
We do not require any additional pay stubs, employment offer letter, etc. other than what the applicant fills into the application. But, in the case we would need an acceptable proof of income; the above items mentioned would be acceptable forms of proof.
In the instance your roommate does not qualify for the apartment, you may choose to qualify alone for the apartment, find a new roommate to be screened and/or if based off of credit score, you both could apply with a guarantor/co-signer to qualify for the apartment home.
The security deposit is refundable given the condition of the apartment once moved out. It is not completely refundable, as the final water/sewer and trash bill will be taken from the security deposit before it is refunded to the former resident.
You may break the lease as long as we receive a 30-day Notice to Vacate and 2-month termination fee penalty. For military persons currently active in duty, we will waive the 2-month termination fee, but still require 30-day Notice of the Intent to Vacate.
You will receive a renewal offer on or about 70 days in advance from your lease-end date. You will be offered the 12-month renewal rate and a second option at the month-to-month rate.
No utilities are included. Tenant will be responsible for water/sewer and trash and electricity.
Yes. We require tenants to have renter’s insurance with minimum $100,000 personal liability coverage.

If you need to submit a service request for maintenance to repair something in the apartment home, you may give us a call directly, come into the office in person or submit the service request online through the resident portal system.
Rent payments are due on the 1st of the month. However, you have until the 3rd of the month to pay rent without the late penalty.
On the 4th of the month the late penalty is applied.

If the person is 18 and over they are required to be a lease-holder and will have to apply and go through the screening process like every other prospective resident that would like to live in the community and can meet the qualification requirements.
You are able to park the motorcycle in the designated parking lot in the community. We will forward the vehicle registration information over to the towing company to avoid any issues with impounding the motorcycle from the community.
A written notification to the leasing office would be expected and greatly appreciated.
Residents are permitted to paint their apartment home. We ask that upon move-out a white primer be applied to the areas of the home that were altered.
